Real Estate Closing Problems
Something you’d never think would happen during a real estate transaction? A buyer falling in love with a seller’s pet! Even more unique? The buyer asked to purchase the pet for $1,000.00. Hard to believe, but it happened to our team!
When this was presented to the seller, the seller was a bit nervous about the situation. Can you blame the seller? It’s not every day something like this comes up. Since our team takes everything in stride, we were able to get everything in writing to make the transaction a smooth one. Lucky for the seller, the hamster was pregnant and the seller ended up getting one of the babies. Everyone was happy. Success!!!!
Real Estate Issues with Paperwork
Not all real estate issues involve hamsters, though. Sometimes, the problem is an even more delicate topic.
The Be Happy TC team had a seller that didn’t know how to read. Unfortunately, because the seller felt embarrassed (but did NOT have to feel this way at all) she didn’t tell anyone. When filling out the disclosures many things were filled in incorrectly.
Words such as “and” for the type of roof. After reviewing the transaction documents, I decided it would be best if I called her and asked her to clarify her answers. During our conversation, it came out that she was partially blind and never learned how to read.
Without skipping a beat, I went the extra step for her. I sat down with her and was able to read the questions to her so she knew what was being asked, allowing her to answer the questions properly.
The solution worked perfectly for her, and the paperwork was submitted with all of the correct responses for a smooth real estate transaction.

Selling a home conjures up emotions, and when emotions run high, people have strong reactions. It’s part of the process and something our team has been through numerous times over the years.
One seller sticks out in my mind, and you’ll see why!
We had a seller calling us crying because she had to fill out the real estate transaction paperwork for the sale of her home. Even though we have come across people with strong emotional reactions to selling their home, we had never had this exact type of experience before. It turned out the seller didn’t really want to sell the family home but had to for financial reasons.
A hard situation to witness for all of us, so we offered to go through the paperwork with her if she thought it would help. Thankfully, she felt great relief. In the end, she just wanted to feel heard, and have someone acknowledge just how much the situation stunk! She was appreciative and to do this day we are friends all because of going the extra mile during an emotional time in her life.
